Garage Door Tune-Up
You moved in a few months ago and have no idea when the garage door was last looked at. The previous owners left the remotes on the counter and no paperwork, and the door works, but it works loudly and unevenly.
Garage Door Tune-Up
In plain words
Garage doors here live through a wide swing of seasons, and a tune-up before winter pays for itself in smooth mornings. Cold thickens tired lubricant and stiffens steel, so a door that ran fine in September can groan in January. Rubber seals go hard, meltwater freezes the bottom seal to the slab, and road salt works on the lower hardware. The fall visit replaces old lubricant with a low-temperature product, treats the seals with silicone and checks the threshold, since a door frozen to the slab should be freed and dried rather than forced by the opener.
How the visit goesYou pulled the red cord to lift the door by hand during a power cut and it felt like lifting a car. The opener has been doing all the work and grumbling about it, and you are not sure how long that can go on.

How the visit goes
Hardware, bracket by bracket
With the door closed and still, the inspection moves along the panels from the bottom up. Bottom brackets and cable attachments are looked at for rust, cracks and cable fraying but not touched, because they hold spring tension. Hinges are checked for cracked knuckles and elongated screw holes. Rollers are spun and wiggled to feel for flat spots, loose stems and worn bearings. Track brackets and lag bolts are tested for movement. At the top, the springs, drums, bearing plates and centre bracket are examined, and the opener's header bracket and the door arm's connection to the top section are confirmed solid. Every loose or worn item is noted before anything is tightened.
Small adjustments with a big effect
A few minutes of fine adjustment often change the character of a door. A vertical track that has crept inward is eased back so the rollers run in the centre of the channel. A horizontal track that has sagged on its hanger is brought level so the door does not drop into the curve. A strut on a wide top section is checked and tightened so the panel stops flexing when the opener pulls on it. The lock bar is aligned with its slot, or disabled on an opener-driven door so it can never be engaged against the motor. None of these are repairs; they are corrections that let the existing parts work as designed.
A door you hear less and trust more
The most noticeable change is the sound. With the hinge pins and roller bearings lubricated and the loose hardware tightened, the squeal and the rattle that woke the household are gone or reduced to a low hum of rollers in a clean track. The door starts without the shudder and lands on the floor with a soft contact instead of a slam. Because the technician ran the same cycle before and after the work, you can hear the difference for yourself before they leave, and the sounds that remain, if any, are explained: what they are, which part they come from and whether that part is worth replacing now or watching for a season.

What affects the quote
Same fees day, night or weekend
1Time since the last service
A door serviced last year needs a lighter touch than one that has never been looked at, where every fastener may want attention and the sensors and limits are far from where they should be.
2Photo-eye and wiring work
Cleaning and realigning sensors is routine. A bent bracket, a chafed wire or a sensor that has failed means a part or a rewire, which is named separately.
3Bottom seal and weatherstrip
Treating existing seals is part of the tune-up; replacing a torn bottom seal or renewing hardened jamb weatherstrip is additional material and time, quoted by the length involved.
Garage Door Tune-Up: questions
What does a garage door tune-up actually include?
A full cycle observed before any work, a hands-on inspection of hinges, rollers, tracks, springs, cables, drums, brackets and the opener's attachments, tightening of the accessible fasteners, lubrication of the moving points with a garage door lubricant, a balance check with the door disconnected from the opener, adjustment of the opener's travel and force, cleaning and alignment of the photo-eyes, both reversal tests, a look at the seals, and a written record of the findings.
What is the balance test and why does it matter so much?
With the door closed, the opener is disconnected using the red release handle and the door is lifted by hand. A balanced door rises with modest effort, stays fully open and holds still about a metre off the floor. The springs are meant to carry nearly all the weight so the opener only guides the door. A heavy or sinking door means the opener is lifting weight it was not built to lift, wearing its gear and making the reversal system less reliable.
What is the difference between a tune-up and a safety inspection?
An inspection looks and reports; a tune-up looks, reports and then does the maintenance. Both begin with an observed cycle and a check of hardware, balance, sensors and reversal. A tune-up goes on to tighten fasteners, lubricate the moving points, adjust the opener and align the photo-eyes, and it may swap a worn roller or a bottom seal on the spot. If you want the door serviced rather than assessed, the tune-up is the one to book.
