Why the old seal failed
The old strip is read for its history before it comes off. Cracks along the fold and a chalky surface point to sun and age. A flattened bulb that no longer springs back is compression set. A torn edge at one end usually means the seal froze to the floor and the opener pulled it free. Chew marks say rodents. A strip that has slid partly out of its channel points to a bent or opened retainer, or to a seal that was slightly the wrong size. Each of these leads to a different choice of material, profile or retainer work, so the new seal is spared the fate of the old one.
Fitting a new retainer where needed
If the inspection found a retainer that is bent, corroded or spread open, it is replaced before the seal goes in. The old extrusion is unscrewed or its rivets drilled out, the bottom rail is cleaned and any rust treated, and a new aluminum retainer is fixed straight along the rail with fresh self-drilling screws, checked with a straightedge so the channels run true. Fastener heads are sealed against meltwater. On a door whose channel was moulded into a plastic bottom cap, a screw-on retainer is fitted over the rail so a standard seal can be used from now on.
What to look for each season
Once a season, close the door, turn off the lights and look along the floor. You are checking for a line of daylight, a corner where the seal hovers, an end that has slipped from its channel, and cracks along the fold of the bulb. Run a hand along the strip for stiff or brittle patches. Then watch the door close under power once and notice how it lands. A change in any of these is worth a call while the fix is a seal or an adjustment rather than a torn strip dragged through a winter. The check takes less time than reading this paragraph.

Why is the gap much bigger at one corner?
Two causes are common. The door may be hanging out of level because a lift cable has stretched, a drum has crept on its shaft or spring tension is uneven, which drops one corner. Or the slab may have settled or heaved at that end so the floor falls away. The technician checks both before choosing a seal, since a level door and the right seal height together close a wedge-shaped gap.
What does a new bottom seal do about water coming in?
It closes the gap between the door and the slab so rain and meltwater meet a continuous barrier. Where the driveway slopes toward the garage, or the slab edge has dipped, the seal alone is working against gravity, and a threshold seal glued to the floor adds a lip that turns water back toward the drive. The technician looks at where the water comes from and recommends the combination that suits your threshold.
Does the opener need adjusting after the seal is changed?
Usually, yes. A new seal is taller than the flattened one it replaces, so the door reaches the floor sooner. Left alone, the opener either presses too hard and bows the bottom section or senses the resistance and reverses. The technician resets the down limit so the seal compresses gently, checks the force, and runs the reversing test with a 38 mm (1.5 in) solid object or a 2x4 laid flat under the door so the safety features still behave as they should.
